Another reason is that the location is perfect for our needs, as we are boaters and love spending time on the water. Being just a few minutes out to the river with no bridges is a bonus. The Yacht Club complex is minutes away, and Sanibel, Pine Island Sound, and Ft Myers Beach is just a short boat ride away (of course so is the awesome fishing!). The location of this home will always have tremendous value as the ground is worth much of the price, and will increase with time. It may be that this could be your home until down the road when you build your dream home on this lot. A1500 sq/ft house may not seem that large, but by smartly removing walls, we have made an open concept that gives a true Florida feeling with a 16’ sliding door that opens to the Lanai. The costs of ownership are held low due to lower property taxes, lower upkeep, and less space to heat and cool. We have had it on a very successful rental program that has been expertly managed, allowing us to be “hands free” of dealing with any renters. With any vintage home in Florida, there are 3 BIG expense items that have been taken care of on this home. The electrical has been upgraded with grounding wires in place. Florida has ALLOT of lightning, so we also installed a whole house surge suppressor at the load center. Secondly, copper plumbing will always become a problem as pinholes will develop in the pipes. Many insurance companies will not cover damages from this as it is a maintenance issue. Lastly, the cast iron sewer systems will fail. The acidic nature of the ground deteriorates the pipe until it has a complete collapse. Replacing it includes jackhammering up the floor in the kitchen and all bathrooms, along with tearing up much of the front yard and irrigation system. This house was not a “flip” and we invested in it like we would own it forever. We did not shortcut anything. One of our kids is moving away from home, so our travel time will be spent there instead. Our loss is your gain, but it was a fairly easy choice for us to make. As I stated, this home has been part of a very successful rental program. Please DO NOT go to the front door or enter the property without first talking to me. I plan on being there the first 2 weeks of February. I will open the house for showings then. Thanks for working around this. We will be removing a few pieces, but for the most part the house will come completely furnished and a well appointed kitchen. The bikes will even stay!
