The G.N. Tea Haus is inspired by European travels and Maine materials, designed intentionally to include a vintage taxidermy collection, a gallery of windows, hand-painted murals and indulgent amenities. We offer natural fiber bedding and a health-conscious space. Our property is best suited for 1-2 adults without disability, as we have one bedroom and an open stairwell with 5 stairs between the entrance and great room. An infant would work, but sadly our cottage doesn't have the space, railings, or bathtub needed for toddlers/children to have extended stays at our property. We left the short term rental market in in order to find tenants who would like to settle into the space for more time, allowing us to manage the listing ourselves from afar. We will have local support to help troubleshoot and correct any issues. My husband is a builder himself and in the event of serious repairs, we can provide those solutions in-house. ~SPECIFICS~ The Tea Haus is like a fairytale treasure trove in the pine forest. We pride ourselves on what the Swedish call "Lagom," and Goldlilocks called "Just Right." Entryway: our double-height entry area has bench seating and ample storage room for any outdoor gear you bring. A perfect transition space from outdoor activities into a "Hygge," cozy mode. Great Room: the central room of the cottage is an open-concept area with a dining table in the center. Gallery kitchen, beverage amenities, and daybeds are situated around the perimeter. Sunroom: our four-season sunroom is the crown jewel of the Tea Haus! A converted porch, the pine-clad room enjoys views on all sides of the surrounding wooded glen. Wild turkeys, deer, owls, partridges, and kestrels appear with regularity and suspect the property in fact belongs to them. The room runs on a mini-split climate control system for AC in summer and extra warmth in the winter. The sunroom also has two electric heaters. **Depending on the tenant, we could replace one of the daybed areas or sunroom bookshelves with a small office set-up.** Bedroom: our bedroom offers a relaxing minimalist space with elegant adornment and a king-size bed (note: we have an organic latex topper, please mind any allergies.) Bathroom: is located within the primary suite, tucked behind a closet for privacy (there is no physical door between them.) The "Leporine Latrine" is covered in rabbit-themed designs which bring levity and laughter to the most routine daily activities. Our shower light offers Red Light Therapy, although the bathroom itself has several lighting options. Outdoors: children, pets and parents alike will enjoy the safety of a fenced-in front yard with views of the local Mahoosuc mountain range. Native and perennial garden beds delight the senses during spring, summer and fall as hummingbirds visit the bathroom window, pollinators dance along our small stream and fun-size frogs happily hop amongst yarrow and thyme. A seasonally-available firepit and outdoor seating area are accessible from front and sideyards, as well as directly from the sunroom. Nearby: Andover is perfectly situated between many charming tourist towns which offer museums, shops, theatres, restaurants and cafes, located under 2 hours from Portland. Hundreds of outdoor adventures await within 30 minutes of the Tea Haus- Nordic and Alpine skiing, white water rafting, gem mining, hiking, snowshoeing and river sports are accessible in every direction. ~NOTES~ - In an effort toward sustainable pest management, a barn cat resides at the property and has a basement habitat and ingress. We allow *Indoor Cats* are as pets. Dogs are allowed at the cottage, but we require that they stay within the fenced-in front yard. - We have a generator to ensure maintenance of heat, hot water, and electricity. - We currently have Miele washer and dryer. This is a European brand and while we can leave instructions and provide a demo, the washer can be finicky. Anyone with a small amount of technical aptitude can navigate them, but we encourage reading the manual and exploring laundry alternatives if you're not up for the "European" experience of small loads and longer drying times. - We currently have a countertop Breville convection oven- it can fit a large rotisserie chicken, a dutch oven, a pizza, or 2 dozen cookies, but it will not fit a turkey. -Since the space functioned as a short term rental, we will leave the kitchen fully stocked with cooking/beverage essentials, and we can leave linens for the daybeds/guest beds as well as 2 sets of sheets for the bedroom. While this conversation can be flexible, we would plan to remove: Books, records and games Bathroom linens Excess decor We will leave 1-2 empty storage furnishings (shelves, cabinets, etc.) in each room. For more information, you can look up Great Northern Tea and find links to our rental and design websites. Please note our contact information on the last slide, I prefer to keep things very low tech when we can! - Lease terms are negotiable but can begin as early as Nov 1, 2026 - At this point the lease would finalize on Friday Aug 27th, 2026. This date is flexible based on a variety of factors. - UTILITY PAYMENTS - Straight-forward utility estimates will be paid preemptively on either the 1st or 15th of each month (see below). If costs don't reach as high as the estimate, this will be issued back to the renter each month as utility credit moving forward. If costs are ~$100+ higher than estimate, renter will be charged balance. Renter will have option to view an exact accounting of monthly utility bills to ensure transparency. Utility payments cover WiFi, Propane, Electric, and Snow Removal. Depending on the tenant's mechanical skill, we could forego external snow removal and not charge a fee. We require that our basement remains accessible, and could negotiate snow removal terms separately. Nov - April: $500/month May-June: $100/month July-Aug: $200/month
