OCCUPANCY
The Premises shall be occupied only by the Tenants named above. No additional occupants or subtenants are permitted without prior written consent from the Landlord.
USE OF PREMISES
The Premises shall be used exclusively as a private residential dwelling. No business, commercial, or unlawful activities are permitted.
MAINTENANCE AND REPAIR
Landlord shall maintain the structural components, plumbing, and major systems in habitable condition. Tenants shall maintain the interior of the Premises in a clean, sanitary condition and promptly report needed repairs.
ALTERATIONS
Tenants shall not make alterations, additions, or improvements to the Premises without Landlord's prior written consent.
INSPECTION AND ENTRY
Landlord may enter the Premises for inspection, maintenance, or to show the property to prospective tenants with at least 24 hours' notice, except in emergencies.
SMOKING AND DRUG POLICY
This is a smoke-free and drug-free property. Tenants, their guests, and family members are prohibited from using or possessing cigarettes, marijuana (including medical marijuana), or any illegal drugs within or around the property.
VISITORS
Tenants shall not provide access codes to any visitors. Visitors staying longer than seven (7) days require prior verbal or written approval from Landlord and may incur an additional fee of $250 $500, depending on the length of stay.
TERMINATION AND DEFAULT
If Tenants breach this Lease, Landlord may pursue remedies in accordance with Maryland Real Property Title 8. Tenants may pursue remedies for Landlord's failure to maintain the property or comply with the law. Either party must provide 30 days' written notice to terminate the lease.
SECURITY DEPOSIT RETURN
Upon termination, Landlord shall inspect the Premises, provide Tenants with an itemized statement of any deductions, and return any balance of the security deposit within 45 days, as required by Maryland law.
GOVERNING LAW
This Lease is governed by the laws of the State of Maryland and Anne Arundel County ordinance
