    Pre Foreclosure, handyman special Must close by end of year. Priced to sell Duplex with the feel and layout of a single family house + guest house. Main house is a full split floor plan 3 bedroom 2 bathroom house and the 2nd unit is a Large 1 bedroom 1.5 bathroom separate entrance with 2 electric meters. Front house is currently vacant, tenant just moved out but market rent is 2700/month and back house is paying month to month approximately 1500/month but market rent is slightly higher. Expected potential gross income as a fully rented duplex is 50,400 per year. Comps in the area for similar income suggest a value between 525k-575k. This house needs a new roof (18500 bid in hand). Additionally, the tile floors on crawl space of the main house have cracked and the main house is not currently livable. The kitchen cabinets are old and non functional and one of the bathrooms is in fairly bad condition. The hvac is not very old but stopped working for unknown reasons and tenant installed window units, it should be repairable.
