RESIDENTIAL LEASE AGREEMENT 1. Premises Landlord leases to Tenant the residential property located at the address identified in this Lease. The Premises is a three-bedroom, two-bathroom single-family home and includes the appliances provided by Landlord at the beginning of the tenancy. 2. Lease Term The Lease shall be for a one-year term, beginning on October 1, 2026 and ending on September 30, 2027. Tenant shall vacate the Premises at the end of the Lease term unless the Lease is renewed or extended by written agreement or otherwise continues under applicable California law. 3. Monthly Rent Tenant shall pay monthly rent of $3,800.00, due on the 1st day of each month, unless otherwise agreed in writing. 4. Security Deposit Tenant shall pay a security deposit of $3,800.00, subject to the limitations and requirements of California law. The security deposit may be used only as permitted by applicable law. 5. Utilities and Services Tenant shall be responsible for all costs and charges associated with: Water Natural gas Electricity Lawn and landscaping maintenance Security system monitoring and related service charges Tenant shall establish and maintain applicable utility accounts in Tenant's name where permitted by the applicable service provider and shall pay all charges in a timely manner. The Premises has a landlord-owned solar energy system. The solar system remains the sole property of Landlord and does not convey any ownership interest to Tenant. The parties shall comply with the requirements of the applicable electric utility regarding the solar system and electric service account. The treatment of any solar credits or charges shall be handled in accordance with the applicable utility billing arrangement and this Lease. 6. Renter's Insurance Tenant shall obtain and maintain renter's insurance throughout the entire tenancy at Tenant's expense. The policy shall include personal liability coverage of at least $100,000 per occurrence and coverage for Tenant's personal property. Tenant shall provide Landlord with proof of active renter's insurance before taking possession of the Premises and upon reasonable request thereafter. Tenant shall maintain continuous coverage throughout the Lease term and any renewal or extension. Tenant's renter's insurance is intended to protect Tenant's personal belongings and personal liability. Landlord's insurance does not cover Tenant's personal property or personal liability. Tenant shall promptly notify Landlord if the required insurance is canceled, expires, or is otherwise terminated. 7. Appliances Landlord shall provide the appliances (microwave, conventional oven/range, refrigerator, garbage disposal, dishwasher) at the Premises at the beginning of the tenancy. Tenant shall use all appliances properly and shall be responsible for damage caused by Tenant's misuse, negligence, or intentional acts, subject to applicable law. 8. Lawn and Landscaping Tenant shall maintain the lawn and landscaping in a neat and reasonably maintained condition throughout the tenancy. Routine maintenance shall include mowing, edging, weeding, and ordinary care necessary to maintain the existing landscaping. 9. Security System Tenant shall be responsible for any security system monitoring fees or other recurring service charges associated with the Premises. Tenant shall not remove, disable, or modify the security system without Landlord's prior written consent, except as necessary to address an emergency. 10. Tenant's Responsibility for Damage Tenant shall maintain the Premises in a clean and sanitary condition and shall promptly notify Landlord of conditions requiring repair. Tenant shall be responsible, to the extent permitted by California law, for damage to the Premises caused by Tenant, Tenant's household members, guests, or invitees through negligence, misuse, or intentional conduct. 11. Compliance With Law Landlord and Tenant shall comply with all applicable federal, state, county, and local laws and regulations governing the rental and occupancy of the Premises.
