Move-In Requirements Prior to occupancy, Tenant shall pay the first month's rent, last month's rent, and a security deposit in an amount determined by Landlord. The security deposit is held as security for the faithful performance of all lease obligations and shall not be used or applied toward the last month's rent. 2. Lease Term The lease term shall be for a minimum period of twelve (12) months unless otherwise agreed to in writing by the Landlord. 3. Utilities Tenant shall be fully responsible for the timely payment of all utilities servicing the premises, including but not limited to electricity and water. Failure to maintain utilities may be considered a lease violation. 4. HOA Approval & Application Fees All adult occupants (18 years or older) must submit an application for approval by the applicable Homeowners Association (HOA) Tenant acknowledges that: Approval is required prior to move-in All HOA application, processing, and background check fees are non-refundable and the responsibility of the applicant(s) 5. Occupancy Only individuals listed on the lease and approved by the Landlord and HOA (if applicable) shall occupy the premises. 6. Pet Policy No pets of any kind shall be permitted on the premises at any time, including temporary or visiting animals, unless expressly authorized in writing by the Landlord. 7. Maintenance & Condition Tenant agrees to maintain the premises in clean and sanitary condition and to promptly report any maintenance issues. Any damage beyond normal wear and tear shall be the responsibility of the Tenant. 8. Late Payments Rent shall be due as outlined in the lease agreement. Any late payments may be subject to fees as permitted under Florida law. 9.
