House shares a lot with another house, but is completely detached (no sharing walls). A rarity in the area. For rent by owner, I live in Somerville and can respond quickly to maintenance calls! Current tenant closes on a house next month, available for move in between perhaps as early as mid July up to Sept 1. About the location *A few blocks to Twin City plaza, which includes Shaws grocery store, gym, Rite Aid pharmacy, etc. *Also close to retail/restaurants of Union Square, Cambridge Street, Inman Square *15 minute walk to Lechmere green line T stop, which goes into Boston and soon to be shorter walk to new green line Union Square and East Somerville stops MBTA is saying will open later this year. *Nearby bus lines: CT2 - Sullivan Square, Union Square, Kendall Square, MIT, BU Bridge, Fenway, Longwood, Ruggles, Medford, Brighton: 80 - Lechmere, Union Square, Magoun Square, Medford, Tufts, Powderhouse Circle, Arlington Center 85 - Spring Hill, Union Square, Kendall 86 - Sullivan Square, Harvard Square, Brighton, Cleveland Circle 87 - Arlington Center, Teele Square, Davis Square, Somerville Ave, Union Square, Lechmere 88 - Clarendon Hill, Teele Square, Davis Square, Highland Ave, Union Square, Lechmere 90 - Davis Square, Highland Avenue, Union Square, Sullivan Square 91 - Sullivan Square, Washington Street, Union Square, Inman Square, Central Square About the house *single family, completely detached house. no sharing walls. It doesn't have much outdoor space though. There is a small courtyard shared with other house. *2 bedrooms, 2 bath (actually 1.5-meaning 1 full bathroom on the 2nd floor and 1st floor is a toilet/sink but no shower). Plus the upstairs hallway has a space large enough for desk/office space. *1106 sq ft of living space across 2 floors (plus additional 534sq ft unfinished basement for storage) *2 dedicated NON tandem parking spots. If you don't have 2 cars, some tenants have subleased one of the spots using spothero and other companies/apps in the past. It is also nice to have guest parking. *Washer/dryer in closet on second floor, same level as bedrooms. *Kitchen has dishwasher/disposal/microwave over the stove *Central AC (the wall units you see in photos/video are no longer used since central AC was put in, they remain as backup) *No utilities are included; you'd pay for gas and electric; heat method is forced hot water powered by gas. House has insulation, which was increased with energy audit, and has a new high efficiency boiler. Electric ranged from 30-120 last tenant and gas from $25-$185 *Lead paint free (I have the compliance letter) so if you have a young child, things are safe (rare in Boston area). It was gut renovated after those laws took effect *Hardwood floors *Cellular blinds *Ethernet wired in key areas, great for working from home. *House was gut renovated in 1985, and updated by me one project at a time over last 14 years. It has lots of other features you won't necessarily care about in advertisement, like a new roof, toilets replaced in recent years, but because it is maintained and often preemptively you will experience fewer issues. *No pets *Compost included service provided by Bootstrap compost paid for by me *If there is an upgrade you are seeking to the place just ask! It might be one I had in mind already. I do some every year if tenants are OK with it and rent does not change in response. About your potential landlord what I'm looking for I'm looking for clean, sensible, solvent people. I want people who don't wear shoes inside, to keep the place clean and floors looking good. I the landlord also live in Somerville and I manage things hands on myself, no management companies. I'm available by email/phone/text all the time and I can move fast on urgent maintenance items. It is last and security deposit at lease signing and first sometime at or just prior to move in.
