Lease/Deposit: You will sign a one year lease to begin tenancy. At the time of lease signing, you are responsible for paying a $1,200 deposit (+$400 per pet deposit if applicable), plus the first months rent. Rent is $1,850 per month due on the first of each month. Tenant is responsible for gas and electric, property owner pays trash and water. Rooms: The house has approximately 3200-3500 square feet. Four Bedrooms (three downstairs and one upstairs) Office or 5th Bedroom No Closet (upstairs) Dining Room (downstairs) Family Room (downstairs) Bath (toilet and utility sink off the kitchen downstairs) Full Bath (toilet, bathtub, shower, 2 sinks and large vanity downstairs) Recreation Room (upstairs) Kitchen (downstairs entrance from back patio or garage) Oven (electric digital) Dishwasher (electric digital) Cook Top Stove Refrigerator (with ice maker) Garbage Disposal Laundry (Washer and Dryer Hookups - Downstairs) Garage: The garage is oversized and heated. It is extremely important to keep all doors closed in the winter. Use them only to enter or exit and then close them again. You have access to the double car garage attached to the house, but the property owner makes use of the single car garage attached to the house. The two garages are divided by a wall. Utilities: The owner pays for water through Fort Collins Loveland Water District (FCLWD) and trash through Gallegos Sanitation. A dumpster is shared between the two houses and it is located near the play area. The tenant(s) are responsible for paying electric and natural gas provided by Xcel Energy. Averages based on last tenants' usage - $50 (Summer) and $175 (Winter). The house is heated by hot-water baseboard heat. Satellite TV Satellite TV is recommended and is wired in the house. Past tenants have used DirectTV and Dish Network. A DirectTV satellite is attached to the roof of the house. There is not access to Xfinity and wifi speeds are sometimes not high enough for live streaming. Telephone/Internet Telephone service wired in the house is with Century Link. Yard: Tenants are responsible for upkeep of the yard (mowing weeds, picking up branches, leaves and debris, etc.) You will need to have a mower to mow weeds plus any other gardening tools required to keep the yard clean. Snow Removal: It is your responsibility to remove the snow from the patios, driveway and sidewalks. We ask you to do so within 24 hours to help us avoid cracks and breaks in the cement. The driveway is plowed by a neighbor in the case of a severe snowstorm. County Road 3 is plowed by the Town of Timnath. Septic System: The house is on a septic system. For this reason, you must keep laundry and dishwasher loads to a minimum (3-4 per day combined). Only biodegradeable soaps and detergents can be used. At the beginning of each month, you will be given a bag of Septic-Savior to flush down the toilet. Septic-Savior is an enzyme that helps keep the good bacteria in the tank. The septic tank is small; therefore the number of tenants is limited to five or less. Pets: Pets are allowed, however, there is not a fenced yard. All domesticated animals MUST be trained to stay out of the neighboring corrals and disturbing the livestock. Cats must be litterbox trained. Any other type of pet should be discussed with the Property Manager before the animal is brought into the home. Each animal requires an additional $400 deposit. Vehicles: All vehicles must be parked in the garage or on the driveway in front of the two-car garage door. Special arrangements can be made for campers, trailers, etc. Please discuss any additional vehicles with the Property Manager.
