There is a small bedroom/office. A bathroom with shower. A large Den or family room with wood burning buck stove fireplace on a stone hearth. The couch for this room is a queen hide-a-bed. The door to the muti-purpose room/4-car garage. If park 1 or 2 cars in the garage, the balance of the room is set up as a mini gym and hobby area. A 18' work bench crosses the back. A 'bar' area with juicer and many chef toys plus a collection of cook books are just outside the door. Has a working sink and cupboards. There is a classic sewing area with sewing machine, iron and board, next to the 'bar'. There are tall wood covered storage cabinets that line both sides of the garage. By the double automatic garage doors is an awesome dog-washing station with stairs, loading/drying platform and standard bath tub. When the platform to load/unload is dropped, it fits inline with the cabinets and does not obstruct parking a car in that area of the garage. Behind the garage door is a cemented dog run with fencing to keep dogs in the run if visitors arrive. Next to the dog run are 2 raised gardening spaces. Gardening tools and toys provided. A water spigot is nearby There is a Zen feel to the home and yard. Landscaping view from throughout the home and when outside is very peaceful. All of the landscaping is designed for easy care and low water requirements with an auto sprinkler system. There is something flowering most every month. Our gardener who comes by 2 times a month at our cost will help to keep it that way. There is a 6' fence and green screen around the 85% of the yard fenced sides of the property. For your use on the side-yard cement patio are a propane BBQ or fireplace. The BBQ is kept in the garage in cooler months. Quiet established Rincon Valley neighborhood is in a 'safe' triangle of Santa Rosa, between Callistoga and Sonoma Highways. Near good schools and the Safeway center with many convenient services. This home is an oasis to relax, unwind, recharge. A wonderful place to work from too. 1yr lease. Can renew lease after 1yr or go on to a month to month basis. If special need can make this a 6 month starting lease. No smoking indoors. Smoking on cement patio side of home only. The BBQ is also for operation on the cement patio only. Tenant is responsible for utilities including; pge, water and high speed internet. Provide T-Mobil internet for the TV. Require basic upkeep of the grounds. Most of the grounds are well established landscaping. The water feature needs only minor tending. A gardener we pay, comes 2 times a month to care for major work in the yard. Pet poop and upkeep required of pet owners. The carpets and furniture need to be cleaned at end of tenancy. Pet deposit of $200 per pet, non-refundable is required. If damage is done by pets, cost for remedy is by by tenant to original condition. The new dinning and kitchen floors are now scratch proof. The home has been rented to 3 pet owners since fall 2017. So far adult Dogs and cats are OK. Experience has taught: no kittens, puppies or chickens. Pond fish only if taking full responsibility for upkeep and maintenance of the pond back to original condition at end of tenancy. Full Security deposit is refundable if upon leaving the property the furnished inventory is complete and in good condition as when rented, minus normal/minor wear. If things are damaged but tenant repaired or replaced with approved like or better - no issue. If things are found missing or damaged so are in need replacing, these items will be repaired or replaced with those costs deducted from the deposit. Will determine final refund amount (full or minus extra cleaning, repair/replace costs) max 20 days after tenant's fully exit all of their belongings from the property.
