Stragne Zestimate. Something may not be working right on East Greenlake Park new construction. My last sale listing in this neighborhood, was built by the same builder, and also had a way off Zestimate. My listing sold for just under $1.2 million. For some reason, the zestimate was for $538,000. In each case the Zestimate seems to reflect the land cost plus appreciation for the year it took to build. View lots run $700 - $1,200,k. Finished new construction with no significant view typically sells for $800 - $1300k for detached single family homes. recent closed sales include 101 NE 55th for $950k, 8834 Densmore $925k, 2205 N 59th just under $1,200k, 6207 27th NE $838 (same plan as 5443 kirkwood), and 2354 N 59th for $1,295k. Pending sales include 5587 kenwood for just under 1,200k, and also 2022 N 77th for just under $1,700k (a view house with tandum parking in the rear.) Please let me know if I may be of help.
