Tenant agrees to replace all batteries for smoke detectors and carbon monoxide detectors. 15.J Tenant agrees that in the event the Landlord incurs any cost or expense including but not limited to reasonable attorney's fees in having to enforce any provision of this Lease Agreement or defend against any unsuccessful claim or defense regarding the Tenant's tenancy or use of occupancy of the Leased premises, then without prejudice to any other rights or remedies available to the Landlord, Tenant shall pay such costs, expenses, and /or fees to Landlord, upon demand and Tenant failure to reimburse Landlord within seven days of such demand shall constitute a substantial breach of the terms of the Lease Agreement.
