Income Verification We need to see gross income of at least 2x the monthly rent that's $5,900/month or $70,800/year. W-2s, 1099s, recent pay stubs (last two months), or tax returns all work. Self-employed? A Schedule E or equivalent is fine. Bank screenshots, Zelle/Venmo transfers, or isolated deposits on their own won't be sufficient. Additional documentation may be requested based on application review. 2. Residential History We're looking for at least two years of verifiable rental or residential history. Airbnb stays or other short-term arrangements don't count here. We will reach out to prior landlords. 3. Screening Report Everyone 18 and over in the home needs a current screening report credit, background, and eviction history, dated within the last 30 days. If you already have a Portable Tenant Screening Report (PTSR) as defined under Colorado law (C.R.S. 38-12-902(2.5)), we'll accept it and you won't be charged an application fee. 4. Security Deposit The security deposit is one full month's rent ($2,950), due at lease signing. All applications are reviewed in compliance with the Federal Fair Housing Act and Colorado fair housing laws. The same criteria apply to everyone. Smoking: No smoking of any kind on the premises Parties: No large gatherings or parties Furnishings: The property currently contains furniture that tenants are welcome to use during the tenancy.
