Terminating the lease early is subject to a termination fee in the amount of $2,800. Owner to pay for water, gas, and trash. Tenant to pay electricity and cable/internet. Rent is due 1st day of every month. An additional late fee penalty in the amount of $75 will be charged if rent is not paid within the 3-day grace period after the rent due date. Tenant shall show proof of Renter's Insurance prior to move-in date and obtain property keys. Subleasing is not permitted at any time. Guest(s) are not permitted overnight. No pets are allowed on the property. No smoking, vaping, or marijuana use anywhere on the property for both tenants and guests of tenants. Street parking only. The tenant may not park on the driveway. There is plenty of street parking available. Parking restrictions only due to street sweeping on Mondays for the south side and Thursdays on the north side of the street. Loud music is prohibited. No smoking or vaping inside or outside the premises. The owner will sweep the patio area and water plants once a week either Friday or Saturday mornings. A courtesy notice will be provided to the tenant 24hrs in advance of this maintenance. Trash services are on Mondays.
