    This is a separate guest unit, Fully furnished (half basement), while we live upstairs. It has a private entrance through the garage side door, which leads into the shared laundry room. The unit includes two bedrooms: A spacious master bedroom with a king-size bed, walk-in closet, and a full bathroom featuring a bathtub and shower. A second bedroom with a queen-size bed, wall closet, and a built-in desk (no bathroom). The kitchen is fully equipped with cabinets, a dishwasher, refrigerator, cooktop, microwave, reverse osmosis system, and a dining table. The living room is furnished with furniture, rugs, a Smart TV, and decorative items. unit also equipped with AC unit (same Ac unit we have upstairs but zoning system) Currently, the laundry room (washer and dryer) is shared. However, I am planning to build a separate laundry room upstairs soon. the unit alos have access to the backyard, patio and our pool. The unit is available for a minimum 12-month lease. Early termination after signing the contract will result in penalty fees. Our neighborhood is family-oriented. No firearms are allowed on the property; violation of this rule will result in immediate lease termination. No pets, no smoking, and no parties are permitted, especially in the backyard and shared areas. The renter is responsible for keeping all amenities clean and must replace any lost or damaged items. The renter is also responsible for maintaining the unit in good condition and reporting any issues to the landlord promptly. Security deposit of (One month of rent) is required and refundable upon inspection, subject to damages. Rent is due on the 1st of each month. Late payments may incur a fee. No long-term guests allowed. Short visits must be approved. Tenant is responsible for minor upkeep; landlord handles major repairs. Quiet hours are from 10 PM to 7 AM. Landlord may enter the unit with prior notice for inspection or repairs. No subleasing or Airbnb-style rentals allowed. Background and credit check may be required. Renter's insurance is recommended. (If not, You'll be responsible to any possible cause damage)
