Premises Landlord leases to Tenant the furnished tiny home known as "Shine" (Unit 5) located at 551 El Rancho Drive, Clarkdale, AZ, including access to shared common areas as outlined below. 2. Term Lease term: June 1 October 1 Alternatively, lease may convert to or be structured as month-to-month, as agreed by both parties 3. Rent Monthly Rent: $1,600 Due: 1st of each month 4. Security Deposit $2,400 due prior to move-in Refundable per Arizona law, less any deductions for damages, cleaning, or unpaid rent 5. Utilities Tenant is responsible for power (electricity) All other utilities and services listed above are included in rent 7. Occupancy Ideal for one (1) person or a couple Maximum occupancy: 2 persons Tenant acknowledges suitability for compact, small-space living 8. Pets Pets are subject to approval on a case-by-case basis Must meet ALL of the following criteria: Small Non-shedding Crate trained Additional pet fees may apply Unauthorized pets are grounds for termination 9. Use of Premises Residential use only No subleasing or short-term rentals (Airbnb, VRBO, etc.) Tenant agrees to respect the peaceful, wellness-oriented environment of the property Quiet hours: 10:00 PM 8:00 AM 10.
