Rental Terms & Guidelines Utilities: All utilities will be the responsibility of the renter. The home is equipped with solar panels, and we recommend using TXU, as they offer an excellent plan for solar homes. Pets: Dogs are welcome. Smoking: No smoking is allowed inside the home. If smoke is detected or the home retains smoke odor, the renter will be responsible for all cleaning and odor-removal fees. HOA Fees: Any HOA-related fees will be the responsibility of the renter. Lawn Care: Lawn equipment will be provided in the garage for renter use. If they choose not to use it, renters must arrange weekly lawn service at their own expense. No reimbursement will be provided for lawn care costs. Appliances: Renters must provide their own refrigerator and washer/dryer. Maintenance: Renters are responsible for their own general maintenance.
