Utilities: Owner covers water, gas, electricity, and trash. If the monthly electric bill exceeds $200 or water bill exceeds $150, the tenant will be responsible for the overage. Guests: Overnight guests are permitted for up to 3 consecutive nights. Longer stays require prior approval. Pets & Smoking: No pets and no smoking are allowed on the property.
