Lease description

• Tenant has the non-exclusive right to use shared common areas as permitted by Landlord, subject to house rules. Tenant will rent the basement spare bedroom on the southeast corner. The room is furnished with a bed and mattress protector that must remain on bed when in use. 2 nightstands with USB ports, lamp, curtains, mini-fridge, microwave, space heater and use of closets within the bedroom are also provided. Other spare bedroom in the basement is not permitted for storage space. Tenant will have access to the basement bathroom and must supply own toilet paper, cleaning supplies for the basement bathroom and toiletries. 3 sets of gray bath towels, washcloths, and hand towels have been provided for use. TV/Couch-with hide-a-bed area is a common area which will be shared with owner. Indoor spin bike can be used by owner, between 5 AM and 9 PM. Tenant will also have access to the washing machine and dryer on the main level which can be used between the hours of 6 AM and 9 PM. Landlord requests that washer and dryer not be used during the peak, Colorado Springs Utilities surge price hours between 5 PM-9 PM Monday-Friday unless there is an emergency or special circumstance. Other common areas include front room and access to kitchen, appliances, and utensils which should remain within the home. If utensils or items are taken out of the home, tenant must ask for permission in advance. Tenant will provide their own food. On-street public parking based on availability. Any major spills, messes, stains, leaks, clogged drains, miscellaneous damages to home or malfunctioning of appliances need to be reported to the owner immediately. Notice of any overnight guests must be communicated to the owner with a minimum of one day notice and maximum stay is two nights. Guests staying longer than two nights will need prior approval from the owner. Door code must remain confidential and is not to be given out. The door code will be changed only by the owner. Trash day is on Thursday and trash and recycling need to be in respective containers Wednesday night. Taking out and putting away trash containers will be shared responsibility of the tenant and owner per communicated schedule. Trash and recycling containers are located inside the gate to the backyard by the garage. The fence gate must be shut and latched at all times due to the dog in the backyard. Tenant will be responsible for cleaning their own room and common areas will be shared responsibility per cleaning schedule.
