    Freshly painted, two bedroom side by side duplex with a fully finished finished basement that has a 1/2 bath and an egress window. There are hardwood floors on the main level and the basement is carpeted. Washer and dryer are provided. Both main floor and basement have a fireplace. There is a small backyard with a deck. The house is one block from Armatage Park, three blocks from Minnehaha Park and stream, and 2 blocks from Armatage school. It's a friendly neighborhood. There is a bus around the corner on Penn Ave, a hardware store and the fabulous Red Wagon Pizza and several other restaurants 2 1/2 blocks away on Penn. Lunds & Byerly's, Aldi's and many other shops and restaurants are but a short drive away on Penn Ave. This is a side-by-side duplex that is owner occupied. The owner has a 35 lb dog who barks occasionally. Owner pays for water, garbage, recycling and compost. Renter pays for gas and electricity. No tobacco usage is allowed inside the house at any time, and no cigarette or cigar butts can collect outside on the stairs or the ground. The renter is responsible for shoveling their own stairs if they have to go to work before owner has had time to shovel the stairs in the morning. A shovel will be provided to the tenant. Otherwise, the owner is responsible for shoveling and lawn mowing. Parking is Street Parking. It is expected that common sense noise concerns will be respected. The stairs to the basement are in a shared hallway, therefore it is expected that both tenant and owner will be quiet in the hallway. Loud music can be heard in the neighboring apartment, and so volumes need to be reasonable, and if a request to moderate volume is made by owner or tenant, the expectation is that the request will be respected and responded to appropriately. Small dogs up to 35 lbs are allowed only after discussion with the owner. Any painting in the apartment must be discussed and approved by the owner. Lease duration is for one year unless a longer lease is requested by the tenant. Lease can be terminated after giving a 60 day written notice. If tenant wishes to let the lease lapse, a 60 day written notice is also required. The Security Deposit is due when the lease is signed. Rent is due on the 15th of the month. The renter can pay by check, or by PayPal. A walk through will occur when the tenant moves in, and before tenant moves out to review what owner might need to repair for tenant, and to check on any damage at move out. If repairs need to be made due to renter's behaviors, they will be made, and a copy of the invoice and the remainder of the security deposit will be returned to the tenant once repairs are made. If no repairs are needed, a check will be given to the tenant after the walkthrough. The owner expects to be notified of any problems in the apartment so that she can keep the apartment in good repair. The owner will provide "Home Service Plus" from Center Point Energy for the tenant at no additional charge.
