Lease Terms Tenant is responsible for all utilities except water and trash, which are paid by the owner. A $3,000 security deposit is required prior to move-in, along with first and last month's rent. A $150 non-refundable management application fee is required. A $1,000 refundable association deposit is required per HOA/condominium rules. Security deposit is refundable subject to damages beyond normal wear and tear. Pets are not permitted without prior written consent from management. Approved pets may require an additional deposit and/or monthly pet rent. Tenant is responsible for regular AC filter changes and basic upkeep. Damage caused by failure to maintain filters will be charged to tenant. No smoking or vaping permitted inside the unit. No alterations, painting, or installations without written approval from management. No subleasing or short-term rentals (including Airbnb). Tenant must comply with all building/HOA rules and regulations. Rent is due on the 1st of each month. A three (3) day grace period applies. Late fees apply after the grace period. Renter's insurance required (recommended minimum $100,000 liability). Unit must be returned in clean condition at move-out.
