    Welcome to a beautifully updated, newly flipped home! You will be renting a large, private bedroom with full access to the comfortable shared living spaces. Because the house was recently flipped, you get to enjoy fresh finishes and clean, modern upgrades throughout the home. You will have a fully equipped kitchen to cook in, and full access to the shared washer and dryer located right in the main common area. We also have a great backyard space to enjoy the Southern California weather. The home is located in the Valencia Park neighborhood of San Diego. It is a residential setting that offers a highly convenient commute. You will be close to local military bases, major highways, and have an easy drive right into downtown San Diego. We keep the common areas clean, respect each other's schedules and quiet hours, and are looking for a reliable, communicative roommate who values a peaceful and tidy living environment. Lease Commitment: We are looking for a lease agreement of anywhere from 6 to 12 months. At the end of the term, we can sit down together and re-evaluate if we'd all like to renew the contract! Utilities Included: To keep things simple, all of your standard utilities are already rolled into the flat monthly rent. Groceries & Everyday Items: You will be responsible for purchasing your own groceries, as well as your personal bathroom toiletries and laundry products. Pantry & Fridge Space: We know how important it is to have room to cook! You will have your own clearly designated space in our fridge, freezer, and pantry to keep all your food stored and organized. House Rules : Dog-Specific Guidelines Door and Gate Security: All exterior doors and yard gates must be kept securely closed at all times to ensure Lola, Luna, and Haku stay safely contained. Feeding and Treats: The tenant should not feed the dogs human food or unauthorized treats. This prevents begging, protects their digestive health, and maintains the dietary routines you have established. Personal Belongings: If the tenant leaves food, shoes, or fragile items in common areas or leaves their bedroom door open, they assume the risk of the dogs getting to them. Shared Space & Kitchen Etiquette Clean-As-You-Go Kitchen: Dishes should be washed or loaded into the dishwasher, and counters wiped down after every use to avoid attracting pests or creating clutter. Common Area Belongings: The living room and shared areas should be kept free of personal clutter. Items brought into shared spaces should return to the tenant's room at the end of the day. Schedules & Quiet Hours Designated Quiet Hours: 10:00 PM to 7:00 AM- where TVs are kept low, phone calls are taken privately, and loud kitchen tasks (like blending) are avoided. Guest Policy: overnight guests to 2-3 nights per week, requiring a heads-up text before bringing anyone over, and stipulating that the tenant must be present whenever their guests are in the house. Home Maintenance & Security Care for the Updates: "shoes off at the door" policy to protect the floors and reduce dirt tracking, especially with dogs constantly running in and out of the yard. Locking Up: The last person to leave the house or go to bed must ensure all deadbolts are locked, windows are secured, and exterior lights are turned on or off according to your preference. Communication The 24-Hour Rule: If something breaks, leaks, or gets damaged, the tenant should report it to you within 24 hours so it can be fixed promptly before becoming a larger issue. Open Dialogue: Feel free to text us if you ever feel overwhelmed by the dogs or if there is any friction in the shared spaces.
