Owner shall be responsible for landscaping and garden maintenance, including the cost of a monthly gardener. b. Tenant shall be responsible for all utility costs, including gas, electricity, Trash collection, Internet and water. 2. SMOKING Smoking is strictly prohibited inside the Property. Violation of this policy will result in a fine and potential eviction. 3. AIR CONDITIONING a. Tenant is responsible for replacing the air conditioning filters every 3-4 months. Any damage caused by attempting to use the fireplace will be the financial responsibility of the Tenant. 8. PETS Pets are permitted, but tenants are fully responsible for any pet-related damage to the property or garden. Tenants must promptly report and repair any such damage. Failure to do so may result in termination of the lease and eviction. 9. INSPECTIONS Owner or authorized agents may enter the Property for inspections with reasonable notice, typically 2-3 days, except in cases of emergency. 10. GOVERNING LAW This Agreement shall be governed by and construed in accordance with the laws of the state of California, and any disputes shall be resolved within the jurisdiction of the state of California. 11. ENTIRE AGREEMENT This Agreement contains the entire understanding between the parties and supersedes all prior agreements or understandings, whether written or oral.
