This is a cozy home that is in a quiet culdesac in the historic Murray Hill Area. The home has been completed remodeled with 2 exterior doors installed, painted walls & ceilings, updated plumbing, updated air conditioning unit, & carpeted indoor porch. The bathroom has been completely remodeled with updated sink, tub, & toilet. The home is right off Roosevelt Blvd smack in the middle of historic Murray Hill. Access to dining, entertainment, & shopping is only a few minutes away. Also included with the property is yard service that comes every 2 weeks and Bug Out Service that comes monthly. There is a utility shed in the back of the property that has full size washer/dryer, and additional space for storage. The attic also has adequate space for storage if needed. 1. Monthly rent payment is ($1,700), due on the 1st of each month. Rent received after the 5th day of the month will be late. A 10% late fee will be due and payable immediately. Total rent for lease period is: $20,400 Tenant(s) may not make payment by deductions from deposit for any reason, including rent. 2. Pets are allowed up to 2 animals 50 lbs. A $250 non-refundable deposit is required up front. 3. BAD CHECK: A $35.00 charge for a bad check plus late fee will be assessed. All subsequent payments must be made by money order or bank/certified check once owner receives a bad check. 4. Impacts to Security Deposit: A cleaning charge of $225 will be deducted from the indemnification deposit at the end of the lease if apt is not clean. Deposit may be applied by owner to satisfy resident's obligations to owner and such act shall not prevent owner from claiming damages in excess of deposit. If terms of lease are met deposit will be returned no later than 15 days after tenant has vacated the property. Tenant is obligated to pay the total lease period rent for the full term of the lease once occupying the property. Tenant will agree to leave power and water on for 4 days or pay a fee of $100.00 after vacating for cleanup of the property, provided the property has not been rented. Satellite TV equipment must be removed from the property or expense for the removal will be charged to tenant. Sign/Showing: tenant agrees to allow owner to display a FOR RENT sign and to cooperate fully to display and to show property to prospects during the last 60 days of lease occupancy. A penalty of $200.00. 5. 60 DAY WRITTEN NOTICE: is required from tenant prior to the expiration date of the lease indicating the tenant's intention to renew lease or to vacate the property. Notice must be received by owner between the 1st and 5th of the month. Any notice received after the 5th of the month will be effective the 1st of the following month. (Example: lease ends June 30th, 60 day written notice must be received by May 5th). 6. TENANT WILL BE HELD FINANCIALLY RESPONSIBLE FOR FOLLOWING ITMES IF NOT MAINTAINED AS AGREED IN LEASE: 7. Air Filter: Tenant agrees to replace HVAC air filter every month. When AC Filters are not changed as agreed above damage can occur to the air handler causing the coil to gather debris. If this happens the coils must be cleaned professionally at tenant's expense. Tenant agrees to install new AC filter (proper size) when vacating property. 8. Smoke Detector: tenant is responsible to check/test smoke detector on a regular basis and replace batteries when necessary. 9. Painting of Unit: Walls in a unit CAN NOT be painted by tenant without approval of colors by owner. The cost to repaint the unit to bring the color back to a neutral color will be deducted from the tenant's indemnification deposit. 10. Smokers: Smokers are financially responsible of any damage caused by your smoking or guest smoking, such as burns on or discoloring of items in the unit, example: counter tops, tubs or sinks. Not changing your air filter at least once a month will cause air vents, ceiling around the vent and ceiling fans to yellow. A $250.00 will be deducted from your indemnification deposit for painting. This expense is for additional cleaning needed due to yellowing on walls and tobacco smell of the unit. 11. Nuisance Calls: Tenant(s) are responsible for any and all service charges that occur for maintenance call which is determined to be incidental by the performing maintenance agent or owner. Example: call to electrician because the outside light does not work electrician finds that the light bulb needs to be replaced.) 12. Noise Complaints: Noise complaints will result in termination of the lease agreement. The 1st and 2nd complaint will be served as a warning. The 3rd complaint will result with a 30 day notice to terminate your lease. 13. Subletting/Roommates: No subletting of unit will be allowed. Important: Any tenant that brings an individual into their unit without permission from me will be a violation of our lease agreement. This action will increase the rent $100.00 per person and/or be subject to eviction. Tenants that bring individuals into their unit for five (5) days or five (5) NIGHTS ON A CONTINUING BASIS WILL BE CONSIDEREDN IN violation of the lease agreement. 14. Parking: For operational cars only. No large trucks, boats or trailers are allowed. NO PARKING ON THE GRASS AT ANYTIME. Cars parked on grass are subject to being towed away at the owner's expense. 15. Unforeseen Problems: In the event of a mechanical, plumbing, or any problem that prevents tenant from occupying the property the tenant will find other lodging at his or her expense or the expense of the tenant's insurance company. 16. Inspections: Tenant agrees to permit owner, owner's contractors or agents to enter the property for maintenance for any legitimate reason. These actions/inspections may be during working hours when the property is not occupied by tenant. 17. Utilities: tenants must allow owner to use a fair amount of water or elec tricity to maintain the grounds or the property as required by the owner. 18. Maintenance: Tenant agrees to maintain property inside and outside free of trash and other materials that degrade the property.
