Ranch house in the Northgate neighborhood, walking distance to light rail, busses, and shopping. The dining room is our favorite space - huge windows and skylights mean there's lots of natural light. The dining room leads out to a balcony and the yard. Galley kitchen with lots of counter space and cabinet storage space. The master bedroom has an attached bathroom with a standup shower. The other two bedrooms share a full bathroom (with tub). There's a shed in the backyard for extra storage. Parking is on the street. It's free and always available. We own the home and manage it directly. We live nearby in Shoreline. The photos shown here are a few years old. We'll get some newer photos up soon. You pay most of them directly to the utility company: electrical, cable/internet, etc. The one exception is the bill for water / sewer / trash, which can only be billed to the homeowner, so we pay that and you reimburse us. This bill is around $120-$180 per month (mostly based on water usage, so more in the summer, less in the winter). Must provide a valid photo ID for all applicants 18 or older. Must provide verification of favorable residence history for the prior 24 months, including contact info. There is no separate deposit or monthly fee for pets. Pets need references as well if they lived elsewhere. Minimum income of 3x rent. You must provide a recent pay stub or comparable documentation. Minimum credit score of 700 for all applicants 18 or older. Must provide a credit report. The credit report that comes as part of a Zillow application works great. Must agree to a background check. Again, the background check that comes as part of the Zillow application does the job. Note that Zillow charges a fee of about $35 for this background check, but you can use it for multiple applications. There is no separate application fee. Must see the place in person or virtually to complete the application. We'll be doing showings on Saturday and Sundays starting 11/30. Let me know which times you can stop by and I'll try to make it work. Note that we have our current tenants through around Dec 16, so we will work around their schedule to do showings. We will review tenants using Seattle's first-in-time policy, for applicants who completed ALL of the requirements above. If we notify you that your application is approved, you'll have 48 hours to sign the lease and submit the security deposit and first month's rent. After the 48 hours we will move to the next person in the list.
