The apartment is only 7 years from being built and is near brand-new construction. I am looking for a long-term tenant who would like to Lease the property for at least one (1) year for $2,500.00, but ideally two (2) years at $2,400.00. Security deposit is 2 months' rent for a (1) year lease, or $4,600 for a two (2) year least, but can be made in up to three installments for a (2) year lease. This is non-negotiable. Rent does not include utilities or yard maintenance, which tenant is responsible for paying and maintaining in a nice condition. Maintaining the yard and obtaining your own renters insurance are requirements of the Lease. This must be maintained, and landlord will verify tenant's insurance regularly and must be named as an additional insured. Any animals or 4 legged family members will require and are subject to pre-approval, an additional security deposit, and additional rent, but either way must be potty / house trained. Animals must not be likely to create damage of the home and beautifully maintained hardwood floors, which were recently sanded, polished and resealed. Landlord will require a background check and good credit scores (650+), clean criminal background, no outstanding judgments in arrears of all renters. Income must be at least 4.5 times cost of rent. We will not separately rent the mother in law suite / basement apartment separate from the main house. The application cost is $100.00 and is non-refundable.
