Beautiful custom-built brick home is located on 20+ acres, that adjoin THOUSANDS of acres of managed timber forests. The land is indeed AG-exempt as well. Note: This home was flooded by Hurricane Harvey, and tropical storm Imelda. There is a creek that runs through this property that is prone to flooding during heavy storms. We were in the process or restoring this home after Hurricane Harvey (with plans to build a levee around the home to defend against future floods.) Our plans have changed. Our loss, is your gain. Personally, we’d see this place as an ideal hunting/fishing lodge, or ATV playground – as opposed to a flood-prone residence. The place had been gutted-remediated after Hurricane Harvey (down to bare-studs.) ALL of the drywall/insulation/cabinets/counter-tops/appliances and such had been removed. We have since begun to replace much of this, when subsequent floods have now halted our progress. So, it’s VERY MUCH still a work-in-progress. Being located adjacent to the managed timber forest, plus a creek and pond upon it – the hunting opportunities are GREAT! Huge and plentiful deer, that literally walk down the driveway daily, and graze in the front/back yards. Wild hogs are out there, too! Plus, it’s a duck-hunters dream! The pond sits adjacent to the creek (it's creek-fed when the creek is flowing.) As the creek recedes, fish are caught/trapped in the pond. LOTS of fish! We’ve started to create a few ATV trails around the property. The home is set-back 600+ feet from the county road (you can’t see the house, from the street.) Thus, TONS of isolation/privacy. Home has an above-ground pool (with new pump,) plus a hot tub on the back porch (also new pump.) The home features a large wood-burning fireplace, two HVAC units with digital/smart thermostats, underground utilities from the street, to the home (county water, and electric.) Home has its own septic system. There is an attached two-car garage. Recessed and vaulted ceilings. Dual hot water heaters in the attic. We see the place as an IDEAL “hunting/fishing lodge.” Why camp in an RV, when you can RELAX in a custom home – with wilderness literally just outside your front/back door. Keep your ATVs/side-by-sides and such locked safely in the garage, and bring the wives, too! (They can enjoy relaxing in the pool, while the guys are out hunting.) GREAT place to bring the kids to explore/play, too! Note: There are also adjacent 10 & 20ac properties for sale by a different owner. So, you could potentially expand this 20-acre retreat, to become 30, 40, 50 acres!
