Utilities: The tenant is responsible for payment of all utilities and services including electricity, gas, water, cable, and internet. No Smoking: Smoking is strictly prohibited inside the premises and within [distance, e.g., 25 feet] of any building on the property. Entry by Landlord: The landlord or landlord's agents may enter the premises at reasonable times for purposes of inspection, maintenance, or showing to prospective tenants or purchasers. Termination: Either party may terminate this lease upon 60 days' written notice to the other party. Governing Law: This lease shall be governed by and construed in accordance with the laws of Alabama. Additional Agreements: Any modifications to this lease must be in writing and signed by both parties. Signatures: Both tenant(s) and landlord(s) hereby acknowledge receipt and understanding of this lease agreement and agree to its terms.
