Tenant will agree to pay monthly rent of $1700 on or before the 1st day of every month. Rent payments should be made preferably through Zelle. Other options may be discussed. Tenant will provide a security deposit of $1200 in cash upon signing the Lease Agreement. This deposit will be refundable within 30 days of the termination of the lease, subject to any deductions for damages. Tenant will be responsible for all utilities. Employment Verification Minimum of 6 months at current job or verifiable stable employment history. 3. Credit History Minimum credit score: 650 (exceptions may be considered with higher deposit). No unpaid utility bills or outstanding landlord debts. 4. Rental History Minimum of 2 years positive rental history. No prior evictions within the last 7 years. Positive references from previous landlords. 5. Background Check No felony convictions for violent crimes, drug trafficking, or property damage within the last 10 years. No registered sex offender status. 6. Occupancy Limits Maximum of 2 persons per bedroom, per local housing codes. 7. Pet Policy (if applicable) No pets allowed. 8. Application Process Submit application through Zillow.
