3. MAINTENANCE & REPAIRS TENANT RESPONSIBILITY
Tenant is responsible for ALL minor repairs, upkeep, replacements, and maintenance including but not limited to: light
bulbs, outlets, switches, door hardware, cabinets, toilets, clogs, faucets, disposals, pest control due to living conditions,
drywall damage, appliance misuse, window screens, smoke detector batteries, and air filters. Any small item that
breaks, loosens, clogs, or wears out due to use is Tenant responsibility.
4. LANDLORD RESPONSIBILITY
Landlord is responsible only for major systems: roof, structural components, electrical systems, plumbing systems, and
HVAC (excluding filters).
5. YARD MAINTENANCE
Tenant is responsible for mowing, weeds, trimming, watering, and overall yard condition.
6. MOVE-IN CONDITION
Tenant acknowledges the Premises are accepted AS-IS. Any issues must be reported within 48 hours of move-in.
Failure to report constitutes acceptance of condition.
7. DAMAGE & LIABILITY
Tenant is liable for all damages caused by Tenant, occupants, or guests.
8. ALTERATIONS
No painting, fixtures, or alterations without written consent.
9. SMOKING
Smoking is prohibited inside the Premises.
10. DEFAULT & EVICTION
Failure to comply may result in eviction under Texas law.
11. GOVERNING LAW
