(No garnishments, bankruptcies, trades past dues, collections, or tax liens 5) No prior evictions on record 6) Good references from prior landlords 7) Background checks will include criminal history. The following factors will be considered for applicants with a criminal history: a) The nature of the crime and its relationship to the rental business b) The time since conviction c) The number of convictions d) Whether the applicant would pose an unreasonable risk to the business, its property, its owners, neighbors and/or contractors. The following types of information will be accessed to conduct the tenant screening: 1) Rental references 2) Employment reference 3) Rental Housing Association Tenant Screening Report Applicant shall provide: 1) Positive Government Issued ID 2) Fully completed application for every occupant 18 years and older 3) Proof of verifiable employment and/or verifiable source of income. 4) Proof of adequate income which could include any of the following: a). Employee will provide most recent pay stubs for a minimum one month's payroll or a self-employed applicants shall provide a copy of last year's tax return b). Any additional sources of income including: i). Copies of deposit slips ii). Investment earnings documents iii). Social Security earnings iv). Child or spousal support v). Trust fund income Additional criteria used for tenant selection: Applicant on time for showing appointment. A $50 non-refundable rental application processing fee is due for each applicant over 18 years of age. Thank you for your interest in renting this home.
