Tenant agrees to pay rent in the amount and at the times specified in this Agreement, to maintain the premises in a clean, safe, and sanitary condition, and to comply with all applicable laws, ordinances, and homeowners' association rules (if any). Landlord shall be responsible for maintaining the structure and major systems of the home (including roof, foundation, plumbing, heating, and electrical) except where damage is caused by Tenant's negligence or misuse. Tenant shall be responsible for routine upkeep such as yard care, changing air filters, and promptly reporting needed repairs. No alterations or additions may be made without the Landlord's written consent.
