I have a single wide mobile home located in Amherst ridge Mobile home community which is in between middlebrook and Western avenue. The location is great, The park is beautiful! The park has many amenities. lt has a swimming pool, tennis courts, basketball court, two stocked fishing ponds, walking trails, a barbecue picnic area, and a swing set that are included with its lot rent. The mobile home is three bedrooms two full baths. The lot rent is supposed to be $850 from what I hear, right now I pay $787. I'm going to tell you the good and the bad. The bad... The mobile home does need new windows. There is also a problem with the HVAC which is a part called the TXV that regulates temperature which causes me to have to run the heat in emergency heat mode otherwise it'll run hot and then cold. It does work but not efficiently which raises the electric bill. The air conditioner works fine but as in most single wide mobile homes it is not insulated well so it does get hot in here in the summer. I did some numbers to have the whole place insulated and got quotes around $5,000. There is some damage to the living room floor from my stand up freezer leaking and I didn't realize it but it did not hurt the subfloor. The two bedrooms on opposite ends are very good sizes. They are both approximately 13x13. Third bedroom is about 6 ft by 8 and fits a good size twin mattress and a small dresser and it does have a little closet. The Good I have done almost all of the underneath plumbing completely new by professional plumbers. I have replaced the bathroom floors and the master bedroom floor. I have replaced the master bathroom shower with a completely brand new one because the old one had a crack which caused the water damage on the floor. There was soft spots in the bathrooms which was completely replaced with brand new plywood. I just replaced the water heater, less than 6 months ago. I have replaced a hard wire smoke alarms with brand new ones and the overhead oven vent is brand new as well. The front steps of the house was replaced with a ramp that is less than 2 years old. I also just redid all of the skirting with brand new skirting last week. There is a shed that you will see in one of the last pictures that is blue that comes with the house. The parking pad holds two cars and you can rent an additional parking space in their storage unit if you had more vehicles. You can be financed to buy this house through 21st mortgage.
