    I have an awesome older house with 5 bedrooms and 2 bathrooms. One room is open and have been recently remodeled. I'm hoping to fill the rooms starting June 1st but it's possible to start moving in earlier as it is currently empty. There is unlimited internet. We have a great backyard with a garden, fire pit and egg laying chickens. There is off-street parking and a security camera system. Electric car plug in is available as well. I've rented rooms out in this house for a long time, and the tenants typically stay for years. Sorry, but no pets yet but maybe in the future when the remodeling is complete. The house is very close to a Tri-Met bus stop and within walking distance of the Max. The breakdown is like this: Rent for the medium main floor room is $700/month. Bathrooms have recently been freshly remodeled. When you move in, rent prices may change annually based on local tax increases but month to month doesn't change. Utilities are an additional ~$100-$200/month and are subject to change do to increases in real costs. We split utility services evenly with whoever is here. I need to get a list of references to call about character and fit. Everyone gets voted into the house by the existing roommates and can be voted out the same if it turns out you bring too much drama. Doing dishes as you use them is required always. This house is kept pretty tidy. Some flexibility for late nights but it's always back to normal by noon the next day at the latest. Everyone must participate in keeping the public areas clean, and if that doesn't work, I will get a house cleaner and tack it on to the 'utility' cost. It all depends on things go. We still want to do some remodeling work on the house here and there as we have time so expect some rare occasional inconvenience but also the benefit of new fresh living space. Owners of the property live on site in a tiny house and have access to common areas only during improvement projects and the basement for storage access. Currently the vibe is... We're guys and occupy 3 rooms. 420 and beers friendly but respectful and clean about it. Weekend visitation with a 10 year old. Fitness and video games. Comedy and music. Garden space. Cheers! Monthly Price: $700 Contract type: 6 Month lease then - Month to month Rental deposit: Yes / Amount: $700 Power, water, internet, waste removal (garbage, compost, and recycling) expenses will be split amongst all tenants based on usage. Owner will provide a statement monthly which explains the expenses. Tools to monitor or audit will be provided on request. No political statements, banners, or flags are allowed to be displayed for viewing by the public via the exterior of the building. One parking space per tenant will be provided. The tenant is responsible for damages due to negligence. owner reserves the right to cancel rental agreement with 60-day notice for whatever reason or immediately under the conditions of valid neighbor complaint. owner requests 60-day notice before canceling the rental agreement. owner reserves the right to increase rent by local city and County tax increase amounts annually as well as any extra services provided. Examples: landscaping, waste removal, internet service changes. 8 overnight guest stays per month is allowed. More if approved by owners. No sublet options. A 60-day notice is required for the inspection of the property by government officials. Owners retain access to common areas of house for maintenance or construction purposes.
