Rental Forms all applicants must meet all rental terms, including security deposit, rent and background check. A signed rental agreement is required. 2. Application process - we require a complete and accurate application from all adults who will live at the property. We will reject incomplete or inaccurate applications. A rental application fee of $35 will be charged for a thorough background check. 3. Rent - the monthly rent for this property is $1,795. Rent is due on the 1st of each month. 4. Security deposit - for this property is $1,500. 5. References and credit scores - we conduct a thorough background check of all applicants, including contacting references and running a credit check. Each applicant must have a credit score of at least 600. You must have a history of good financial responsibility. We will rent to applicants who have a history of being good tenants, which includes paying rent on time, being considerate of the rental property and neighboring community and leaving prior properties in good shape. 6. Cosigners - we do not accept cosigners at this property. 7. Minimum income requirement - we require a combined net monthly income (after deductions) from all adult applicants of 3 times the monthly rent ($5,400). We will ask for verification of income, such as pay stubs or tax returns. 8. Pets - as a general rule, we do not allow pets at this property. However, pets under 10 pounds may be considered. 9. Smoking/Vaping are not allow on the property by tenants or guests. 10. Utilities - we pay half of the monthly water, sewer, garbage and storm drainage fees. 11. Landscaping maintenance - the tenant is responsible for maintenance and upkeep of the yard, including watering all plants and bushes. 12. Fair Housing Laws - we comply with all Federal and State Fair Housing laws. 13. We do not participate in Section 8 Housing Voucher Program.
