The Sawgrass Entertainment Center, McGrady's Pub, and other shops and restaurants are only a ten-minute golf car ride away. Miles of walking and biking paths for residents to use. Tennis courts and pickleball courts are within walking distance. Many executive golf courses are also a short golf car ride away, including Loblolly, Longleaf, and Lowlands. Magnolia Plaza nearby less than 2 miles is Publix and many other businesses including a 7/11. Soon to Be opening is Eastport and Middleton about a 15 minute or less golf car ride or by car. Property taxes, utilities (subject to lease terms for 6 months only) , Internet , trash collection, pest, and lawn service are included for 1-6 month leases. ( INQUIRE within for any special requests, short term possibly available during off season also AVAILABLE FOR PURCHASE) Long term furnished all utilities will be paid for by renter with the exception of ammenity fees, pest control and landscaping. Long Term Rentals (May - Dec): Rent includes Water, Trash and Sewer, furnishings, and lawn car, utilities under lease agreements Yearly long term furnished renter will pay for all utilities. Landlord will cover ammenity fee, pest, landscaping. There is absolutely NO SMOKING NO VAPING or MARIJUANA use on the property. No smoking allowed inside/outside house, garage. Any evidence of smoking will be subject to furthur action. Violation of this rule will result in forfeiture of the security deposit. No illegal activity. Kindly observe quiet hours after 10 pm, so as not to disturb neighbors. There should be enough paper products such as paper towels, toilet tissue to get you through a few days, please either replace what you used or at a minimum, leave enough for the next guest. TEMPORARY RESIDENT IDS OR GUEST PASSES Upon arriving at the villages you will need to visit the Sales office for your temporary Ids. You will need to notify in advance of arrival if you are requesting Resident ID's. Guest passes can be provided at no charge. : As our guest with the optional Villages Temporary Resident ID card, you can enjoy membership benefits of all Recreation Centers including swimming pools, Golf at 14 Championship courses for a fee and enjoy complimentary golf at any of the Village's 43 Executive Golf Courses and Pitch & Putt courses. Each household is allowed two resident IDs, each with a fee of $50 each paid directly to the Villages. First Month's Rent ($3200.00) is due on or before March 17th, 2025, if first month is May for example. Subsequent rents are due on the 1st of each month. A late fee of $50 will be charged if rent is received after the 10th of the month. Florida law requires that sales tax be collected for all rentals. The current rate for Sumter county is 7%. (6 months 1 day and longer are not applicable) In the event of any changes in length of stay or cancellations, the security deposit will be withheld unless the unit can be re-rented for the same term and rate. There is a $2000 deposit to hold, this will be applied to your stay. Full Payment expected 30 days before your stay. If re-rented for like terms, the security deposit will be returned minus a $500 fee. A Cancellation Fee of $1000 will apply otherwise If short notice of cancellations.... A $50 fee will be deducted from the security deposit for each missing key. No refund is due (or will be made) for inclement weather. Travel or Vacation Insurance is recommended to be obtained by Guest. Guests must comply with any mandatory evacuation orders. 7% Florida Sales Tax will be added to your monthly rate stated in the rental agreement. Florida law requires that sales tax be collected for all rentals. (longer than 6 months is N/A) The Villages is an active Senior Community for residents 55yrs+. You are NOT required to be over 55 to rent and young visitors are allowed for limited time periods. Family activities are provided
