It is designed to flood to four feet but it has to be very wet to do that. It is not zoned for building, livestock, or storage. It is zoned for agriculture plants. I really wanted to do trees from saplings but I am now wanting to get rid of some debt. The water hookup would be $3000. It has never flooded at all for me or previous owner. There is no wetland vegetation on site.
