Utilities and Services - Owner Responsibility: The Owner/Landlord pays Water, Electricity, and/or other specified Utilities up front. - Tenant Responsibility: Upon the Owner's receipt of each utility/service invoice, the Tenant will reimburse the Owner for the amounts due, by the due date specified in the invoice or as agreed in writing. - Excess Usage: If the Tenant's usage exceeds a pre-agreed monthly utility allowance (if any), the Tenant shall be solely responsible for the excess charges. 2. Payment of Rent and Deposits Rent: The monthly rent for the Premises is 3500.00 USD, payable on or before the 1st day of each month. - First, Last, and Security Deposit: - First Month's Rent: Due at lease signing. - Last Month's Rent: Due at lease signing. - Security Deposit: A security deposit of 1500.00 USD is due at lease signing. - Short-Term Lease Fee: For lease terms of up to six (6) months, an additional fee of 175 USD will apply. 3. Lease Terms Lease Extension: Any extension must be agreed upon in writing at least 30 days prior to lease termination. 4. No Pets Pet Prohibition: No pets of any kind are permitted on the Premises unless approved in writing by the Landlord. Breach of this clause may result in immediate termination of the lease and/or additional fees for damages, cleaning, or other remedies as allowed by law. 5. Fully Furnished Property Inventory List: The Premises is delivered fully furnished and includes an attached Inventory List describing each item and its condition. Maintenance & Care: The Tenant must keep the furnishings and overall property in good condition. Any damage or issues must be reported immediately to the Landlord. Repairs: The Landlord is responsible for normal wear-and-tear repairs and general maintenance. If any damage is caused by the Tenant's negligence or misuse, the Tenant will be liable for the cost of repairs or replacement. Prohibited Alterations: The Tenant shall not remove, modify, or repaint furnishings without prior written consent from the Landlord. 6. Maintenance & Reporting Routine Maintenance: The Landlord will handle routine maintenance and ensure the property is in good working order prior to move-in. Tenant Obligations: Keep the Premises in a clean and habitable condition. Immediately notify the Landlord of any issues with appliances, furniture, or structural concerns. Make minor day-to-day upkeep (e.g., changing light bulbs, basic cleaning). Emergency Repairs: In the event of an emergency (e.g., burst pipe, severe leak), the Tenant shall notify the Landlord immediately by phone or any specified emergency contact method. 7. Additional Protections for a Fully Furnished Property Insurance Requirement: The Tenant is encouraged or may be required to obtain renter's insurance that covers personal property and potential liability for damage to the furnishings or property. Inspection Rights: The Landlord may conduct periodic inspections (with appropriate notice in accordance with local law) to verify that the furnishings are maintained properly. Due to the fully furnished nature, the landlord holds the right to visit the property within 48 hours of notification to the tenant. Prohibitions: The Tenant shall not sublet, host short-term guests (e.g., Airbnb), or use the Premises for commercial purposes without the Landlord's express written consent. 8. Termination and Move-Out Move-Out Inspection: The Tenant and Landlord will conduct a joint walk-through to assess the condition of the property and furnishings. Security Deposit Return: The Landlord will return the security deposit within 10 days after move-out, minus any lawful deductions for damage, unpaid rent, or other charges as allowed by local law. 9. Governing Law & Severability Jurisdiction: This lease is governed by the laws of the State of Texas. Severability: If any provision is deemed unenforceable, the remainder of the lease shall remain in full force and effect. 10. Entire Agreement This Lease and any attachments (e.g., Furnishings Inventory List, Pet Addendum if applicable) constitute the entire agreement between the parties. Any modifications must be in writing and signed by both Landlord and Tenant.
