Our standard lease is 12 months with an option to renew. Rent is due on the 1st of each month; late fees apply after any grace period stated in the lease. A security deposit is required at move in and is refundable based on the condition of the unit at move out. Tenants are responsible for electricity and internet; the owner covers trash and pest control. No smoking is allowed inside the property. Pets are allowed. All adults 18+ must be listed on the lease and follow house rules regarding noise, guests, and illegal activity. Breaking the lease early may result in additional fees as described in the agreement. The property has one shared water account for both apartments. The owner will keep the water service in their name and will split the total monthly water bill evenly between the two units. Each household will be billed separately for its share of the water cost, in addition to rent.
