Wooded lot with level building site in beautiful Forest Lakes. This community offers a private lake for residents to fish and canoe, plus access to public forest lands for hiking and hunting. Easy access lot not high up in the subdivision.....that is great in the wintertime! There is not a big grade difference from the street to the lot itself, so unlike many lots in forest lakes, your cost of excavation etc. for building should be very reasonable. You should bring your builder out here and have him look at this lot and let him tell you how easy it will be to build. Forest lakes is a planned community located about 7 miles North of Bayfield and about a 30 minute drive from downtown Durango. Lots of big pine trees on most of the lots. Lots way up at the top have pretty views but a little tougher access in the wintertime. Lots lower down feel like you are in the Sherwood Forest. Lots of wildlife. When the photographer went out to the property to take the pictures, they were five or six very nice size deer on the lot. The large Lake will be a hit if you like to kayak or canoe; you can even try your hand at fishing. It is common ground all the way around the lake so you can fish from wherever you would like. The Metro district maintains the roads and also provides mailboxes and an area where you can take the trash. Your Metro district fees will vary depending on the menu of services you select.
