Tenant shall be responsible for the payment of all utility services to the Premises, including electricity and water. Where applicable, Tenant may elect to utilize either municipal (city) water service or private well water, and shall be responsible for all costs associated with the selected option, including any required service initiation, maintenance, or usage fees. Smoking of any kind, including but not limited to tobacco, electronic cigarettes, and vaping devices, is strictly prohibited inside the Premises. A maximum of two (2) pets shall be permitted on the Premises, subject to Landlord approval. Tenant agrees to comply with all pet-related terms and conditions as outlined in this Lease, including any applicable pet deposits, fees, or addenda.
