    The Zahniser Good Shepherd Ranch is a 960 acre ranch with remarkable renewable energy prospects. The ranch is a 3rd generation sheep grazing operation, with private hunting grounds. Currently home to sheep, elk, and deer - most consider this a rancher's and hunter's paradise. Horsefly Peak is the highest point on the Uncompaghre Plateau. The Good Shepherd Ranch property is approximately 2.5 miles southwest of the peak. The elevation of the ranch is nestled in a draw at 8900 feet with gentle slopes up to 9400 feet. The San Juan Mountain range provides an incredible back drop to the south. Water Rights: The ranch is currently operated as two separate grazing pastures which contain surface water rights of 4 developed spring fed ponds, as well as numerous drainage areas and undeveloped springs throughout. Research of neighboring domestic wells at similar elevation obtained groundwater between 50 and 500 feet below ground surface. A large underground double aquifer is situated near this area and serves as the headwaters for McKenzie Creek, Pleasant Valley Creek, and Horsefly Creek. The subject properties have been in the Zahniser family since 1952. 220.8 shares of surface water rights are secured. Property Access and Tri-County Orientation: The properties comprise 960 acres more or less situated on the Southeast edge of the Uncompaghre Plateau south of Horsefly Peak and directly north of the San Juan Mountain range. This land is accessible by maintained gravel road. Quickest access is taken from Ridgway west along State Route 62 for 14.6 miles, turn north at 60X Road and follow the road as it turns into Davewood Road for 5.5 miles to the southern edge of the property.The southerly 200 acres is legally subdivided into five 40 acre parcels that comprise the smaller pasture on the south side of Davewood Road and resides in thejurisdiction of San Miguel County. The remaining 760 acres undivided on the north side of Davewood Road resides in the Montrose County jurisdiction. The property east boundary is approximately 1 mile west of the intersection of the Ouray County line where it intersects with both Montrose and San Miguel counties. The parcels may be purchased together or separately. Clean Energy Development Potential: In addition to the current uses, other possibilities include large scale Clean and Renewable Geothermal and Solar Power development. The existing Curecanti ? Lost Canyon Western Area Power Administration (WAPA) 230 kV High Voltage Transmission Line crosses Davewood Road 0.75 miles north of the property at 11 Road. There is also an existing underground San Miguel Power distribution line that runs up to the property.Davewood Road is a publicly maintained right-of-way. San Miguel County currently plows the road during winter months from State Route 62 to the southernmost boundary of the property. The bulk of the property is wide-open pasture providing abundant solar energy potential. Located on the southeastern edge of the Colorado Plateau boundary which is an identified active volcanic ring; the property is situated at the west end of the Ridgway Fault with documented favorable geothermal potential.
