This included water, sewer, access to the dumpster, access to the club house, yard waste area, and storage lot with limited availability. Park requires a background check & credit check for all residence. This home is in fairly good shape but will require some basic work to get it to a beautiful remodeled home. I will outline what I see needs to be done below. 3-bedroom 2-bath Evanridge 55+ Community is located off hwy 19 in Homosassa, FL. The park is located in a very quite and hidden away area but is only a few minutes from Walmart and other grocery stores. This home is in need of work but it doesn't need a ton and would be a great way for someone to grab a nice getaway home in Florida for a great cost. Things I see about the home: * The subfloor is in very good condition. I have only seen a single small area of the floor that is bad. This is by the back bedroom window. The subfloors are plywood rather than partacle board. * I think doing some final floor prep and then laying down some new vynal planks would be all you would need to finish the floor. * The hot water heater was bad and removed. So a new 120v water heater would need to be installed. * The closet area around the water heater would need to be built back out. * The guest bathroom tub is dirty and old looking. I would replace the tub with maybe an upgraded walk-in shower. * The roof is a rubber coated roof and looks to be old. I would patch any spots with Henry's patching and then roll a new rubber sealing coating of Henry's. * I would add some hand-rails to the small deck. * The AC unit blower turns on, but it does not blow cold air. This would need to be checked and fixed. * I don't know if the AC unit has a heater or if the house uses the old furnace. We have upgraded some of the older AC units with a heater for a few hundred dollars and removed the old furnace and turned it into a closet. * A few window sills have some rot from the normal water damage often seen in mobile homes. A fresh coat of caulking on the outside of the windows and repairing the sills. * There is a small hole in the backroom floor by a window. Assuming that the window leaked and rotted out a small area of the floor. * New appliances would need to be installed. It looks like the previous stove was gas, but there is no gas tank outside. You could purchase gas or convert to an electric stove. All in all, there is very minimum work needed to get this turned into a great home. The "bones" seem to be in great shape.
