The current tenants are still living in the studio, and I'll need time to deep-clean and prepare the space for the next person. The apartment should be available around Oct. 6.
Early tours are possible. If you're interested, feel free to reach out, and I can ask the current tenants if we can arrange a walk-through. I hope to have new photos soon showing the entire place furnished. I repainted the entire apartment a year ago, so the colors are slightly different now but still bright and neutral.

Hi, I'm Mark. I'm renting out a furnished, 700-square-foot basement studio in my 1929 bungalow in the Foster-Powell neighborhood. The studio was built about five years ago and passed all the city's endless inspections.
It's ideal for someone working full time or visiting Portland short-term. Traveling nurses, business travelers, interns and others looking for a private, move-in-ready space are all welcome. That said, previous tenants have stayed for one to two years.
Rent and lease:
$1,350 a month for one tenant
All utilities and blazing-fast internet included
$600 deposit, plus a $300 pet deposit if applicable

About the apartment:
Private entrance on the side of the house
Completely separated from the upstairs living space. The interior door between the basement and upstairs is blocked by a kitchen countertop and can't be opened without taking apart and rearranging the upstairs kitchen.
Open studio layout with no walled-off bedroom
Queen bed surrounded by floor-to-ceiling curtains for privacy
Recliner, couch, coffee table, kitchen table and chairs, bookshelves, etc.
Two large wardrobes and a big dresser for clothing
Dishes, cookware, cutlery, towels, etc.
Wall-mounted 58-inch 4K smart TV
Electric fireplace built into a cabinet that also works as an additional heater. I love that thing.
Bathroom and laundry:
Large private bathroom, about 100 square feet
Full-size washer and dryer
I use the washer and dryer about 10 times a year for bulky items. I ask permission well in advance and work entirely around the tenant's schedule. You pick the date.
Other features:
Lots of storage space
Strong water pressure and all-new plumbing
Excellent lighting, plenty of outlets and all-new electrical throughout the house
New extra-large water heater
Silent, always-running radon mitigation system
Outdoor space:
The front and backyards are fenced. The backyard has a newer covered deck. It's a shared space, and you're welcome to barbecue or relax outside.
Location:
There are bars, food carts, cafes and grocery stores nearby, including WinCo, Safeway, Trader Joe's and Shun Fat.
The No. 9 bus line is about 150 feet from the house, and downtown Portland is about 5 miles away.
Dogs are OK with approval but must be house-trained and social.
A heads-up about noise:
This is a basement, so you'll hear some muffled sound from upstairs. It's totally manageable for most people but probably not ideal for light sleepers.
About me:
I'm a 44-year-old photojournalist and wildlife reporter who works from home. I live upstairs with my two very well-behaved German shepherds, Viggo and Toby.
I'm quiet but social and have a lot of hobbies, including woodworking, wildlife tracking, bladesmithing and photography. I've lived in Portland since '91, and my whole family lives in the area. I'm not much of a party animal. Friends and family visit periodically, but tenants barely notice.
Important dog notes:
I watch other people's dogs from time to time and have about a dozen clients I've known for years. They're all great people with great dogs no howlers, chronic barkers or biters.
The dogs generally aren't loud, but if the mailman comes to the front door, you're going to hear some barking. You'll also hear them running through the house when they get excited about someone coming over. Otherwise, they're chill and spend much of the day sleeping or playing in the backyard. No wild puppies or anything. I've trained all the dogs to watch movies and eat pizza on the couch.
Sometimes during the summer or over the holidays usually just once or twice a year I'll have a busy weekend when three or four dogs come over. They all know each other. If I know it's going to be loud, I'll knock $150 off that month's rent.
I super enjoy it. I've been doing it for years, and so far, tenants haven't complained.
And if you're worried about security, you're not going to do much better than living beneath two German shepherds who can smell someone coming from six blocks away.
