The bathroom is initially private. If the second bedroom becomes occupied, the bathroom will become shared. Rent shall remain unchanged due to the inclusion of utilities, maintenance, and monthly cleaning services provided by Landlord. Only Tenant listed in this Agreement may occupy the room. No subleasing or additional occupants without written consent. Maintain cleanliness, respect shared spaces, no smoking inside, no illegal activity. Quiet hours: 10:00 PM 7:00 AM. Guests must be reasonable and non-disruptive. Landlord shall provide monthly professional cleaning of all common areas, including the kitchen, living areas, and shared bathroom. Tenant agrees to maintain reasonable day-to-day cleanliness between scheduled cleanings. Landlord may enter the premises with reasonable notice (minimum 12 hours) for repairs, inspections, Tenant agrees to comply with all applicable HOA rules and regulations. Default Failure to pay rent or violation of this Agreement may result in termination in accordance with Florida law. Early Termination Tenant remains responsible for rent until the lease term ends or a replacement tenant is secured (subject to Landlord approval). Governing Law This Agreement shall be governed by the laws of the State of Florida. Guarantor Agreement In consideration of this lease, the undersigned Guarantor agrees to be jointly and severally liable for all obligations of Tenant under this Agreement.
