One large window facing West and a smaller facing South. Separate, Personal, full bathroom complete with a corner shower. The living room (Frunch Room) is very spacious and has a leather couch. The current tenant occupies the upstairs and uses the shared kitchen and laundry - it also has its own living room so the bottom floors living room is effectively your own space. A) This is a month to month, per person, lease option. B) Renter shall pre-pay with no refund. C) Guests are allowed and limited to 2 guests at any time. D) Any additional person to be found dwelling on the premises (staying more than 48 hours) will result in loss of security deposit and the loss of the option to renew the next month. E) Inform property manager of planned events on the property to accommodate more people. Exceptions can be made for celebrations and gatherings. F) There shall be no smoking within the home. G) Weekly damage inspection and prompt repairs billed immediately. Refusal to pay for damages incurred will result in loss of security deposit and loss of option to renew lease for following month. H) Utilities will be compared to previous years month usage rates to determine renters utilities percentage responsibility. I) Non-payment and refusal to leave will result in property manager renovating, maintaining, repairing, and utilizing property as deemed necessary.
