We have children on the property and you may hear noise time to time, but we will do our best to ensure that their noise levels are kept to a minimum and will not disrupt your stay. Back shed is for our storage and for owner only use. Pets allowed (Cats are not allowed). A non-refundable pet fee of $350 per pet and $40/mo pet rent, per pet will apply. For convenience, there will be flat fee of $200/month to cover utilities (Water, garbage and electric) and will be added to your monthly rent. Important Note: All applicants must complete a pre-screening form and provide truthful, accurate information regarding their credit score, income, and any other factors that may affect their eligibility. This step is required prior to any property tour, whether in person or virtual, to help streamline the process and save time for both the applicant and the landlord. Minimum credit score of 650 required. Applicants must not have any evictions, lease violations, unpaid rent, late payments, collections, or bankruptcies in the last 7 years. A high debt-to-income ratio may affect approval. If below 650, proof of liquid funds covering 6 months' rent is required along with additional month of security deposit. Monthly income must be at least 3x the rent, with verifiable proof such as pay stubs, bank statements, or tax returns. 2 small dogs only (10 15 lbs, non-aggressive breeds) allowed with $350 non-refundable fee each.
