Utilities & Solar Panels Tenant is responsible for transferring and maintaining the following utilities in their name: Electricity; Water, gas, and trash service; Internet service The property is equipped with solar panels, which are in good working condition and significantly reduce electricity usage and overall electric costs. Tenant is responsible for transferring all utilities into their name within thirty (30) days of move-in. If utilities are not transferred within this timeframe, the Landlord reserves the right to close the accounts. Trash pickup occurs weekly on Mondays, with recycling collected every other Monday. The grappler service is scheduled for the second Monday of every month, with the exception of September and December. Smoking Policy Smoking and vaping of any kind are strictly prohibited inside the home. Lawn & Yard Maintenance Tenant is responsible for routine lawn care and upkeep of the front, back, and side yards. Alternatively, Tenant may elect to pay a monthly fee for lawn care services arranged by the Landlord. Lawn watering is permitted only on Tuesdays, Thursdays, and Saturdays. During the spring and summer season (April 1 through September 30), watering is further restricted to before 10:00 a.m. and after 6:00 p.m. Tenant is responsible for complying with these watering guidelines. Maintenance Responsibilities Tenant is responsible for: Replacing light bulbs as needed, and General pest prevention and promptly reporting any pest issues. Landlord will supply replacement air filters for the property. Appliances Tenant agrees to use all appliances properly and with reasonable care and must promptly notify the Landlord of any appliance malfunction or damage. Tenant is not responsible for repairs resulting from normal wear and tear; however, Tenant is responsible for repairs resulting from misuse or negligence. Pets Farm animals and livestock are strictly prohibited, including but not limited to chickens, goats, and other agricultural animals. Condition of the Property Within fourteen (14) days of move-in, Tenant must submit a written report documenting any pre-existing damage to the house, yard, or provided furniture (excluding appliances). This report must be acknowledged and verified by the Landlord. Tenant is responsible for repairing or covering the cost of any damage caused by Tenant, occupants, or guests beyond normal wear and tear during the lease term. Costs for such damage may be deducted from the security deposit. If the security deposit is insufficient to cover the cost of repairs or replacements for damages beyond normal wear and tear, Tenant remains responsible for payment of any remaining balance. Landlord is responsible for damage resulting from normal wear and tear, weather conditions, or acts of God. Furniture The property includes some furnishings. If Tenant does not wish to keep some or all furnishings, Tenant must coordinate with the Landlord prior to removal. Tenant may not sell, discard, or otherwise dispose of any furnishings without written consent. Tenant is responsible for damage to provided furniture beyond normal wear and tear. Alterations & Improvements Tenant may not make alterations or improvements to the property (including painting, fixtures, or structural changes) without prior written approval from the Landlord. Subleasing & Short-Term Rentals Subleasing and short-term rentals, including but not limited to Airbnb or similar services, are strictly prohibited.
