First, last and security deposit are due at the signing of this rental agreement. $4500.00 2. Tenant will provide a copy of their drivers license to the Landlord via email, text, or paper copy with the signing of this rental agreement. 3. All utilities accounts (gas and electric) are to be in tenants' name before moving in. 4. Appliances are provided. These are NOT to be removed. If any issues arise, the landlord must be notified. 5. Apartment will be cleaned prior to move in. Tenant is to inform the landlord of any issues prior to move in. Upon vacating the unit, the tenant is responsible for thoroughly cleaning the premises and leaving it in the same condition as when they moved in aside from the normal wear and tear. A cleaning fee (which will be deducted from the security deposit) will be assessed if the Unit is not thoroughly cleaned before moving out or upon Landlords final walkthrough. 6. Tenant will be provided with a code/set of keys to their unit and/or main entrances. On the day you vacate the unit, all keys (including the mailbox key) are to be returned. Codes will be changed when a tenant moves out. Copies of keys or codes should not be shared with anyone who is not in this agreement. If an exception is needed, inform the landlord. 7. The landlord agrees to maintain the premises in a structurally sound condition. 8. Landlord must receive agreed upon rent in FULL by the 26th day of the month (this covers the upcoming month. Ex. Rent for April must be paid by March 26th). Rent is to be paid through electronic banking unless agreed upon differently. 9. 90 day written notice is required before moving out or security deposit will not be returned. 10. If tenant decides to leave within a year of the 1st day of occupancy, security deposit will not be returned 11. Property shall be used for residential purposes only. No business of any form may be operated from the premises. 12. No Pets are allowed without consent of the landlord. If the tenant is found to have a pet, this would be a violation of the rental agreement and grounds for eviction. 13. There is to be no smoking of any kind in the building. Smoking is allowed outside the premises. However, items are to be exposed of safely and properly. Violations of this policy may result in forfeiture of your security deposit and possible eviction. 14. No recreational or medical marijuana may be grown, consumed or smoked on the premises without prior written consent. If changes are made to the rental agreement or if any other important notices (such as maintenance updates or payment reminders) are needed, they will be provided to tenants via letter or text. 16. The tenant shall maintain the premises in a clean and neat condition and comply with the Massachusetts State Sanitary Code. No alterations, additions, or improvements are to be made. 17. During your occupancy or upon final walkthrough, if damages are found to be greater than the security deposit, the tenant will be notified. 18. Tenant agrees not to create excessive noise or other activities which would otherwise disturb neighbors and other tenants that reside in the building. 19. In an effort to provide enough parking for all tenants, one registered vehicle per tenant is allowed in the driveway. Guests must park in the street. 20. All cars must be parked to the right of the driveway. Please do not park on the grass or off the edge of the driveway. 21. During snowstorms, the driveway will be plowed and all entrances cleared. Please park your car to the right to allow for easier snow removal. 22. Upon terminating this agreement, the tenant shall vacate the premises, remove all personal property and belongings, and leave the premises in similar condition to the original move in date. See #4. 23. The landlord must maintain keys to all apartments. Only in an emergency will the landlord enter an apartment without tenant consent. If such an entry is made, the tenant will be notified immediately. 24. Trash Bins are provided outside the building. ALL TRASH MUST BE BAGGED and nothing left exposed. 25. Minor storage is allowed in the Basement in a designated area for all tenants. Do not go over your allotted area. This is also for safety reasons. Please review your area with the landlord. Please note: landlord is not responsible for these belongings. 26. Children are not allowed in the basement without adult supervision. 27. No waterbeds, hot plates, space heaters, portable washers of any kind are allowed. 28. Coin-Op laundry is provided in the basement. If any issues arise, please contact the Landlord. 29. If the premises are rendered uninhabitable by fire, flood or other natural disaster during your tenancy, this agreement is there upon terminated. 30. Only occupants listed in the Rental Application may reside in the Apartment. If an additional occupant moves in or out, the landlord is to be notified immediately and rent agreement amended. 31. Pending a final walkthrough, the security deposit will be returned if unit is in satisfactory condition. 32. Any of these above agreements not met by the tenant can result in eviction and/or no security deposit return. If any legal action is necessary, fees will be paid by tenant.
