All occupants over the age of 18 must meet the following criteria: You must have a strong credit score. All credit scores below 600 will automatically be declined. You cannot have a recent bankruptcy, judgment, eviction, foreclosure, history of late rent payments or short sale. Some criminal records may also be grounds for a rejected application. Criminal background is a secondary search and will only be done after application is accepted. You should have a gross monthly income of three times the amount of rent. This is a recommendation and is not applicable in some cases. You must be able to provide income verification. You must be able to provide residency verification: name and phone number or other contact information of landlord, management company, leasing agent, etc. Once Accepted: A copy of ID so we have it in file. If the application is accepted, 1 month rent to hold the unit which is non-refundable within 24 hours. You will then be required to sign a lease within 5 days or you will forfeit the $ and the apartment. Backing out of a lease will also preclude an applicant from renting another unit. Pet Friendly Apts- We allow only cats in apartments. A maximum of 2 cats is allowed. While well-behaved pets are welcome, we do not allow ferrets in any of our buildings. Residents must notify us about any pet(s) living on the premises and complete a Pet Addendum to the lease agreement. Owners are responsible for any pet-related damages to the apartment or common areas. We requires all pet owners to abide by the Village of Oak Park animal licensing requirements and to keep vaccinations and flea treatments up to date. In addition, animals should not be a nuisance to other residents, and must be under the owner's control at all times.
