HVAC Filter Inspection & Replacement To ensure proper HVAC performance and air quality, Liberty Services Holdings will conduct a monthly air filter inspection and replacement at the property. Visits will be scheduled with advance notice, and filters will be replaced as needed at no additional cost to the tenant. Tenant agrees to provide reasonable access for this service and to immediately report any issues related to HVAC performance. 5. Condition of Property Tenant acknowledges that all systems, appliances, and finishes are new or recently remodeled at move-in. Tenant agrees to maintain the property in clean and operable condition and return it in the same condition, normal wear and tear excepted. Any damage or unreported maintenance issue that worsens due to delay or neglect will be the tenant's responsibility. 6. Pets & Smoking No pets are permitted (exceptions on case by case basis) without written landlord approval and an additional deposit. No smoking or vaping is allowed inside the home, garage, or within 10 feet of any entrance. Evidence of smoking or unauthorized pets may result in cleaning, deodorizing, or repair charges. 7. Occupancy Only individuals listed on the lease agreement may reside in the property. Subleasing or short-term rentals (e.g., Airbnb, VRBO) are strictly prohibited. 8. Insurance Tenant must maintain renter's insurance with a minimum liability coverage of $200,000. Proof of insurance is required prior to occupancy and must be kept current throughout the lease.
